Preparing Your Home for a Home Inspection

Properly preparing your home prior to the inspector’s arrival will allow for the inspection process to run smoothly and may decrease the amount of items noted in the inspection report.

  • Ensure that the water, gas, and power are on to the home and make sure all pilot lights are lit.
  • Be sure that pets will not hinder the inspection.  We recommend that all pets be secured in the yard or removed from the home.
  • Attend to minor items such as damaged/missing/inoperable doors, windows, locks, latches, kitchen appliances.  Clean out gutters and remove debris from around the home.
  • Replace burned out light bulbs to avoid a “non-functional light” comment on the inspection report that may suggest an electrical problem.
  • Test smoke and carbon monoxide detectors, and replace dead batteries.
  • Clean or replace dirty HVAC air filters.
  • Remove items blocking access to HVAC equipment, electric service panels, water heaters, attics and crawl spaces.
  • Unlock areas the inspector must access - attic doors or hatches, electric service panels, closets, fence gates, sheds and crawl spaces.
  • Trim tree limbs to 10' from the roof and shrubs to 24” from the house to allow access.
  • Provide the buyer with space and privacy to speak with their agent and the inspector.  This allows them to feel comfortable and get any questions answered.
  • Let our inspector know about any special circumstances with your house or family.
