3 Common Mistakes Found During Pre-Drywall Inspections

Pre-drywall inspections by Residential Inspector of America are an important part of the building process. A pre-drywall inspection is a visual review of the framing, plumbing, mechanical, and electrical systems to make sure that everything is up to code before drywall is installed. Still, mistakes happen, and these are the three most common mistakes we find.

1. Wire Management

Poor wire management can lead to a host of problems, such as incorrect wiring connections, improper grounding, and inefficient lighting. Every wire should be labeled correctly and run along the side of framing members with appropriate fasteners and supports at least 18 inches apart. This ensures all wires are safe from being pinched or cut while still being accessible for future repairs or modifications.

2. Insulation Installation

Improperly-installed insulation can lead to heat loss as well as moisture buildup inside your walls. Insulation should fill all cavity spaces completely without any gaps or voids so that it can do its job properly. Additionally, insulation should fit snugly within those spaces without being compressed or settling over time. Insulation that settles reduces efficiency in keeping your home warm in the winter and cool in the summer.

3. Plumbing Connections

Leaky plumbing connections can cause serious damage to your walls if not caught before drywall is hung. Make sure that all water supply lines have been tested for leaks using an air pressure test as well as a visual inspection by a qualified plumber or inspector. Additionally, check that all drain lines have been properly vented so that no water leaks occur downstream when toilets, sinks, showers, etc., are running simultaneously.
