The Importance of a New Home Construction Inspection

You may be thinking, “Why do I need a new home construction inspection? If the structure is new, there shouldn’t be anything wrong with it.” New home building inspections provide you with an objective third-party evaluation of your newly constructed property. Mistakes are made, often accidentally, and if these mistakes are not addressed early, they can result in thousands of dollars in repairs down the road. Thorough home inspections of new construction properties ensure that even the slightest flaws or defects are caught and repaired sooner rather than later. Items that are typically discovered during a home inspection include:

Electrical or Plumbing Issues
HVAC Problems
Code Violations
Missing Flashings
Deck or Porch Repairs
Damaged Roof Shingles
Roof Shingles with Nail Holes

Pre-Drywall & 1-Year Warranty Evaluations

Our new home construction phase inspections involve more than one assessment of the new structure. Because your home is built in phases, we conduct the inspection in phases. In addition to the final inspection we provide before you move into your new home, we perform a pre-drywall inspection and 1-year warranty evaluation.

Pre-drywall inspections are performed after framing and rough-ins are finished and before drywall is installed. This inspection includes all visible framing and components in the home and helps to ensure they are up to code and were properly installed. A pre-drywall inspection also includes all visible components of the installed or roughed in Plumbing, Electrical and HVAC.

1-year warranty home inspections are conducted before this warranty expires. We typically schedule it at 11 months to give the builder advanced notice of any repairs that need to be made. This inspection is a detailed analysis of your new home and includes:

Summary of components or appliances
that need to be repaired or replaced
Digital photos of concerning areas
Code violations that have not been corrected
Detailed report of all the information above
