1. Plan to Be Present

As the future owner of the property, it’s a good idea to be present during the inspection. A professional inspector will be more than happy to have you along, pointing out areas of concern, and providing key details on major systems in the building. Failing to be available during the walk-through might make it harder for you to make a decision. Furthermore, there’s a good possibility you’ll end up having more questions than answers if you’re not there during the inspection.

2. Prepare a List of Questions

Now that you’ve chosen to be present, it’s a good idea to prepare a list of questions. While our inspectors go through the entire building and evaluate everything from the roof to the foundation, it’s a good idea to have specific inquiries in mind. Some of these might include:

  • What are the safety hazards?
  • What’s the condition of the roof?
  • Which repairs need to be made first?
  • Are there any warranties on the property?

3. Ensure You Have Access to Every Area

For example, there should never be any furniture blocking hallways or entryways, so make sure you tidy up all the clutter. We will also need a clear path to crucial systems such as the water heaters and HVACs, as well as roof access.
